A water stain on the ceiling. A questionable area in the attic. A slight sag in the roofline. These aren’t things you ignore—they’re your home telling you something is wrong. The real question is: how serious is it?
At Berg Home Improvements, we’ve spent over 50 years helping Chicagoland homeowners get clear answers about their roofs and providing the roofing solutions they need. One of the most important distinctions we can help you make is whether a roof decking problem is localized, limited to one area, or structural, affecting the integrity of the roof system as a whole.
Start by asking yourself: is the damage contained, or does it seem to spread?
Localized problems typically look like:
Structural problems often present as:
If you’re seeing damage in more than one place, that’s usually a sign of a more significant problem.
You don’t need to climb on your roof to gather useful information. These methods can help you assess the roof decking situation you’re facing before calling in a professional.
Water travels, so a stain on your ceiling may be several feet away from the actual entry point. Follow moisture marks upward and toward the roof’s peak to identify where water may be getting in. Multiple entry points could suggest a systemic issue rather than a single failed seal.
Your attic is a great place to look for hidden damage. Grab a flashlight and check for:
Mold or rot in the attic often signals that moisture has been present for some time, which can indicate structural compromise.
Step back and look at your roofline from the street. A straight, even roofline is a good sign that your problem may be localized. Dips, waves or visible sagging, especially along the ridge or between rafters, point to decking that has lost structural support.
If you can do so safely inside your attic, gently press on the underside of the decking with your hand. Solid decking shouldn’t flex. Soft or spongy areas indicate moisture damage or rot, and the distribution of these spots will tell you a lot about the scope of the problem.
DIY assessments are a good starting point, but they’re not a substitute for a trained eye. Roof decking problems that go unaddressed can lead to mold, more leaks, structural failure and costly interior damage. The sooner you get a professional evaluation, the more options you have for repair.
